Premier REIT Advisors Co., Ltd. (PRA) is committed to implementing the basic asset management policy of Premier Investor Corporation (PIC). The basic investment approach of PIC is to primarily invest in office and residential properties located in the Tokyo Economic Bloc in a balanced manner. PRA strategically works to achieve this hedged investment strategy that optimally takes advantage of the advantages and disadvantages of office (higher revenue volatility) and residential (higher revenue stability) properties to construct reliable cash flow for our investors.

This strategy is achieved by applying the skills of our staff, including license holders, and by taking advantage of the competitive strengths delivered by the sponsor companies.

PRA manages the portfolio from a medium- to long-term perspective which sometimes leads to the sale of properties to further construct the ideal portfolio for the future and also to a dynamic shifting in elements of the external and internal growth policies and strategies implemented for PIC in light of greater economic realities. In this manner, we stand in the shoes of investors to produce and deliver optimal returns for their investments.
